Mortgages are a massive commitment and, depending on the kind of knowledge and support you may have, you may be entering into a world where you are completely in the dark. There is a lot that you need to know about and so many of it will be things that you probably haven’t had to think about before, both in terms of your money and your personal situation.

For example, it may make sense to turn to a competitive and experienced specialist such as Associates Home Loan in order to get the best solution for your needs.

1. Buy based on your current financial situation

It’s true that you have to based on when you will be able to afford the monthly payments (and you have enough money to use as a down payment), but it goes way beyond this. If, for example, prior to your house purchase you were living in your parents’ home, there are many different expenses that you may not have had to consider before. Ensure that you have factored in things like home insurance, all of your bills and other bits that come with homeownership.

Also note that home insurance you have on your house and property at the address you also pay your rent. This is not the same as contents insurance. (A caution, you should normally have contents insurance as well to replace your furniture and electrical goods when they are destroyed by fire, floods etc., but contents insurance is not the same as home insurance).

2. Buy based on your projected future financial situation

You should always have the home you are living in appraised and it is advised that you take out an adjustable rate mortgage, so you are able to change based on your ever-changing circumstances. It’s advised that you do not take out a fixed rate mortgage until your debts are paid off.

3. Consider how long you expect to live locally

Different parts of the country have vastly different prices for similar size properties. While you may think that you’re making a great investment by putting a down payment on a house in your local hometown, that same amount won’t be able to afford a small apartment in New York. What’s considered cheap completely depends on you. What is your definition of cheap? A house in the Midwest could be worth about the same as it was 20 years ago, whereas we know the boom that has been happening on both coasts of the US.

4. Consider the timing

While there are definitely options out there when it isn’t the case, it just makes the most sense to apply for a mortgage when you know that your credit is good. Not only does it look good on paper to your lender; it means that you will most likely be in the best position to be able to take on such a large financial responsibility. The best way to improve your credit score is simple: pay all of your bills on time. Do that first before you move onto more advanced things.
